Mortgage for foreigners: yes, even with a temporary card

“The bank turned me down because I'm not Polish” — people often say this, but it is rarely the real reason. What the bank actually looks at and how to prepare.

“The bank refused — I guess they don't give mortgages to foreigners.” We hear this regularly. In reality, foreigners get mortgages from Polish banks all the time — and not only those with permanent residence.

The problem is usually something else: every bank has its own requirements, and a “random” application to one bank ends in a refusal where another bank would have granted the loan.

4 things the bank looks at

  • Residence card — its type and validity. Some banks lend to holders of a temporary card, but the loan term may depend on how long the card is still valid.
  • Income and contract — umowa o pracę, zlecenie, B2B or JDG, how long you have been working, how stable your income is.
  • Credit history in BIK — late payments, other loans, credit card limits.
  • Down payment — usually from 10–20% of the property price.

Not obvious: the bank counts even an unused credit card limit as your liability. It “eats up” your creditworthiness, even though you don't owe a single złoty.

How to improve your chances — 1–3 months before applying

  1. Check your BIK history — it is better to find out about a problem now than from the bank.
  2. Close credit limits you don't use.
  3. Don't change jobs right before applying.
  4. Compare offers from several banks, not just the one where you have an account.

Tip: collect your bank statements for the last few months in advance — banks often ask for exactly these to see that your income actually comes in.

What documents you will need

Passport, residence card, PESEL, your contract and an income certificate or bank statements. For business owners — company documents and tax returns. The exact list depends on the bank.

How DomX helps
